You can list in Kirkwood and tour the Central West End the same afternoon. The usual mess is writing on a house before you know what yours will bring, or accepting an offer and then failing to find the next place.

A contingent offer says you will buy if you sell. In a tight pocket, sellers often pass. On a house that has sat, a written contingency from a prepared buyer can still close. A rent-back after closing lets you stay in the sold house for a set number of days so you move once. Bridge money exists when the equity is there and the lender will support it.
